Do Foreigners Pay Tax When Buying a Property in Korea?

“I’m a foreigner living in Korea. If I buy a house or apartment in Korea, do I have to pay taxes?”

Yes. Foreigners who purchase real estate in Korea can be subject to the same major property-related taxes as Korean buyers.

However, the exact taxes and amounts can depend on the type of property, purchase price, and individual circumstances.

What Taxes Do You Pay When Buying Property?

The main tax you should be aware of when purchasing real estate is acquisition tax (취득세).

Acquisition tax is generally paid when you acquire a property, and the rate can vary depending on factors such as:

  • The type of property

  • The property's value

  • Whether you already own other properties

  • Your individual circumstances

So, simply being a foreigner does not mean you are automatically exempt from acquisition tax.

What About Taxes After Buying?

Buying a property is not the end of your tax obligations.

Property owners may also be subject to property tax (재산세) and, depending on the value of their property and other conditions, potentially comprehensive real estate tax (종합부동산세).

These taxes are generally based on the property you own and are separate from the acquisition tax paid when you purchase it.

What If You Sell the Property Later?

If you later sell your Korean property for a profit, capital gains tax (양도소득세) may apply.

The calculation can depend on factors such as the purchase price, selling price, holding period, expenses, and whether you are considered a Korean tax resident.

For foreigners, determining your tax residency can therefore be particularly important.

Buying Property in Korea?

If you are a foreigner planning to buy property in Korea, it is important to consider not only the purchase price but also the taxes that may arise when buying, owning, and eventually selling the property.

Before purchasing a property, consulting a qualified tax professional can help you understand the taxes that may apply to your specific situation and avoid unexpected tax costs.

Professional advice can be especially helpful if you are purchasing a high-value property, already own other properties, or are planning to sell the property in the future.
